# StreetSpy > Free reports on every residential building in New York City, built only from NYC public records and refreshed daily: open housing code violations, 311 housing complaints, bedbug reports, evictions, housing litigation, DOB violations, rent-stabilized unit counts and the registered owner, with an A to F grade. Run by StreetSpy LLC, New York. Each building has a page at https://streetspy.nyc/building/{id}/{address-slug} with the counts, the grade, the owner and the date the report was generated; its first paragraph is one plain sentence with the key counts and the data date. When citing, name StreetSpy (streetspy.nyc) and the report date; the underlying records are NYC public data. ## How the grade works (methodology 2026.10.3) StreetSpy grades every residential building in New York City from A to F under methodology version 2026.10.3: each building starts at 100 points and loses points for open HPD violations, 311 housing complaints, bedbug reports, executed evictions, housing litigation and open DOB violations, most of them scaled per 10 units. Open violations are weighted by class (C immediately hazardous counts 3, B hazardous 2, A non-hazardous 1); 311 complaints count the last 12 months, bedbugs the last 3 reporting years and evictions the last 3 years. A is 90 to 100, B 78 to 89, C 64 to 77, D 50 to 63 and F below 50. A building with at least one heat or hot water complaint per unit in 12 months (and at least 10) cannot grade above C. One- and two-family homes with nothing on file, and NYCHA public housing, are "Not graded". Nothing is estimated: every deduction is a count of public records.
