StreetSpy for reporters
StreetSpy (streetspy.nyc) is a free report on every residential building in New York City, built only from public city records: HPD housing code violations, 311 housing complaints, bedbug filings, marshal evictions, housing court cases, DOB violations, HPD owner registrations and rent-stabilized unit counts from Department of Finance tax bills. The city records are synced from NYC Open Data every night. Each building gets an A to F grade from a published formula, and every number on a report names the record it came from. Nothing is estimated or made up. StreetSpy is run by StreetSpy LLC in New York and is free for renters; owners cannot pay to change a grade or remove a record.
Methodology and data date
- Methodology version 2026.10.3: how every grade is computed.
- HPD violation records as of Oct 24, 2026. Every section of a report shows its own date.
Data sources
- HPD: Housing Maintenance Code Violations (NYC Open Data wvxf-dwi5). Open and closed violations by class (A, B, C), the main input to the grade.
- 311: 311 Service Requests from 2010 to Present (NYC Open Data erm2-nwe9). Housing complaints only: heat and hot water, pests, leaks, mold and similar.
- HPD: Bedbug Reporting (NYC Open Data wz6d-d3jb). Owners' annual filings of infested, treated and re-infested units.
- DOI: Evictions (NYC Open Data 6z8x-wfk4). Residential evictions carried out by city marshals.
- HPD: Housing Litigations (NYC Open Data 59kj-x8nc). Cases HPD brought against owners, including harassment findings.
- DOB: DOB Violations (NYC Open Data 3h2n-5cm9). Department of Buildings violations.
- HPD: Multiple Dwelling Registrations (NYC Open Data tesw-yqqr). Which buildings are registered and when the registration ends.
- HPD: Registration Contacts (NYC Open Data feu5-w2e2). Owner entity, head officer and managing agent on each registration.
- DCP: Primary Land Use Tax Lot Output (PLUTO) (NYC Open Data 64uk-42ks). The list of residential tax lots, unit counts, building class and year built.
- DOF: Rent-stabilized unit counts from property tax bills, via the JustFix Who Owns What API. Stabilized units on each lot's tax bill; not an NYC Open Data dataset.
How to cite
"Data by StreetSpy, streetspy.nyc". Please describe figures as counts of public records as of the date shown, not as StreetSpy's findings about a building or a person, and link to the report or ranking you used.
Data for stories
- Landlord ranking (CSV), the same list as the landlord ranking, updated daily.
- Monthly reports: a summary of HPD violations issued and closed citywide and by borough, the ten neighborhoods with the most new class C violations, heat complaints to 311 and executed evictions, each with the month before and a CSV.
- Journalists and researchers can use the free API plan (500 requests a month) for building records, grades and rankings; larger quotas are on the data page. Data and API.
Corrections
A record attached to the wrong building, or a grouping of owners that looks wrong, can be reported on the corrections page; we fix what the city's records support. Corrections.
