Terms

Terms of service, effective October 22, 2026.

These terms govern your use of StreetSpy at streetspy.nyc. By using the site you agree to them. If you do not agree, do not use the site.

1. What StreetSpy is

StreetSpy compiles public records about New York City buildings from government sources and presents them with a grade computed by a published methodology. It also hosts reviews and other content contributed by users.

StreetSpy is an information service. It is not legal, financial or housing advice, and it is not a substitute for your own inquiry. Before you sign a lease, withhold rent, file a complaint or take any other action based on something you read here, verify the underlying record with the city agency that published it.

2. Accuracy

Public records are provided as they appear in the city's published datasets, as of the date shown on each section of a report. We do not alter them and we do not guarantee that they are complete, current or free of errors made by the agency or in the matching of records to addresses. The city publishes on its own schedule, and some records lag by days or weeks.

If you believe a record is attached to the wrong building, a lot appears twice, or data is stale, use the process on our Corrections page. If you dispute the content of a city record itself, that page links to where to raise it with the agency.

3. Your content

You own what you submit: reviews, rent reports, insider reports, owner responses and anything else. By submitting it you grant StreetSpy a non-exclusive, worldwide, royalty-free license to display, store, reproduce and distribute it on the site and in connection with the service, including in aggregated or anonymized form. The license ends for a contribution when you delete it, except for copies already made in aggregated form or kept for legal reasons.

When you submit a review you certify that:

Prohibited content includes:

We may remove, edit for format, or decline to publish any content at our discretion, and may suspend accounts that repeatedly violate these rules. Reviews containing contact information, links, or what looks like a person's full name are held for moderation before they appear.

User reviews are written by users, not by StreetSpy. Under Section 230 of the Communications Decency Act, StreetSpy is not the publisher or speaker of content provided by its users, and is not liable for it. If you believe a review violates these terms, see the takedown process below.

4. Acceptable use

You may use StreetSpy to look up buildings, read and write reviews, and share links to reports. You may not:

5. Owner claims and responses

A building owner or authorized manager can claim a building and respond publicly to reviews. We verify claims before granting access, and may ask for documentation tying you to the building's HPD registration or deed. Responses are public and appear alongside the review they answer. Responses are subject to the same content rules as reviews.

Claiming a building you do not own or manage, or submitting false documentation, is prohibited and will result in removal of the claim and the account. Claiming a building does not give you the identity of any reviewer, the ability to remove reviews, or any influence over the building's grade.

6. Paid plans

Public records on StreetSpy are free. We may offer paid tools, mainly for owners and managers. If you buy a paid plan, billing is handled by Stripe under its own terms. You can cancel at any time and the plan runs to the end of the period you have paid for. We do not refund partial periods unless the law requires it. Prices and features are described at the point of purchase and may change for future periods with notice.

7. Takedown requests

To ask us to remove a review or other user content, email hello@streetspy.nyc with the subject line "Takedown request" and include:

Every review has a "Report this review" link that starts this email for you.

We review takedown requests within 5 business days and reply with what we did. We remove content that violates these terms. We do not remove accurate public records, and we do not remove a review because the owner disagrees with it. A claimed owner's remedy for a review they dispute is a public response.

Copyright complaints follow the process in section 8 instead.

8. Copyright complaints (DMCA)

If you believe content on StreetSpy infringes a copyright you own, send a notice to our designated agent, registered with the US Copyright Office as DMCA-1083710:

Copyright Agent, StreetSpy LLC
447 Broadway, 2nd Floor #1718
New York, NY 10013
Phone: (347) 705-0144
Email: corrections@streetspy.nyc

The notice must include everything 17 U.S.C. 512(c)(3) requires. Our copyright page lists what that is, explains how a person whose content was removed can send a counter-notice under 17 U.S.C. 512(g), and sets out our repeat-infringer policy: we terminate the accounts of users who are the subject of repeated valid copyright notices.

9. Disclaimer of warranties

StreetSpy is provided "as is" and "as available," without warranties of any kind, express or implied, including warranties of accuracy, completeness, merchantability, fitness for a particular purpose and non-infringement. We do not warrant that the site will be uninterrupted or error-free, or that any record is current or correctly matched.

10. Limitation of liability

To the fullest extent permitted by law, StreetSpy and the people who operate it are not liable for any indirect, incidental, consequential, special or punitive damages, or for any loss of profits, data or housing opportunity, arising from your use of the site or reliance on anything in it, even if we were advised of the possibility. Our total liability for any claim is limited to the amount, if any, you paid us for the service.

11. Governing law and venue

These terms are governed by the laws of the State of New York, without regard to conflict-of-law rules. Any dispute arising from these terms or your use of StreetSpy will be brought in the state or federal courts located in New York County, New York, and you consent to their jurisdiction.

12. Changes

We may change these terms. When we do, we update the effective date at the top of this page. If a change is material, we will tell account holders by email before it takes effect. Continued use after the effective date means you accept the new terms.
